Roofing Repairs

Any type of damage that is limited to a small space can usually be repaired and repaired, so you don’t have to invest in a new roof. However, if the damage affects more than 30 percent of your roof, it is better to replace the entire roof. The first decision is whether leaks and damaged areas should simply be patched up or whether a partial or full canopy is in place. If you opt for the latter, you’ll also need to decide whether to cover your existing roof or remove it.

In both cases, there are cost consequences. Patching can work sometimes, but it raises the same problems and some more than replacing a few tile or slates. It’s best to call a roofer and have them do a thorough inspection to see if a pavement will extend the life of your roof without causing future damage. Even if a new roof costs more than repair work, the difference is not always significant.

Sometimes the price difference is so small that you might as well decide to change the roof, especially if repair work would only serve as a stop gap measure. Likewise, it is time to buy a new roof when there are leaks everywhere and not just in one or two isolated areas. Contrary to intuition, partial roofing work is more expensive based on the cost per square (an area of 10′ x 10′). There’s a big difference between some missing tiles lost in high winds and a leak that stretches through the different layers of your roof.

A new roof adds to the value of a home, and although this could be the driving factor for a new roof, homeowners are always pleasantly satisfied with the look of a new roof once the project is completed. If your current roof is made of old tiles that are starting to crack and leak, the freshness of new roof could make your house feel closer to it when you first built it. If your roof doesn’t comply with current building codes, you could run into problems in the future should you decide to sell your property. While the region does not suffer from punitive winds such as hurricanes, the fluctuation from cold winter months too humid and scorching summer temperatures can also put a strain on a roof.

Once you’ve decided on a night roof, you’ll need to decide whether to install your new roof over the existing roof or tear down the old one. Therefore, in addition to the increased labor and disposal costs, there may be the possibility of a skewed effect on ridges, with the old roof a few centimeters higher than the new one. Asphalt shingles are built to last for decades, and today’s modern roof structures are designed to last as long as you own your home. Be sure to have this issue examined the next time you have your current roof inspected by a roofing specialist so that you at least know where your property is currently in terms of this compliance with local laws.

Unless you’re really excited about the new look of a newly covered home, you probably won’t be thrilled to take on a rooftop project. While clay or metal roofs can last for centuries, asphalt roofs usually decay within two decades. The question of whether to repair or replace roof shingles is a primary concern for homeowners, and the answer depends on the age of your roof and its current condition. For this reason, most building codes and good practice do not allow a house to have more than two layers of roofing materials.
